Land Records

Visit the Cheshire Land Records Website to view the Land Online Records. Records from 1780-1931 may be found on the IndexBooks tab. Records from 1780-1854 may have quality issues.

Customers may view and print records online through this website as well as the traditional viewing available in the Town Clerk's Office.

On July 12, 2021, Public Act Number 21-173, an Act Concerning the Removal of Restrictions on Ownership or Occupancy of Real Property Based on Race (PDF) and the elimination of the race designation on marriage licenses, was approved. The electronic forms associated with this act can be found as given. Hard copies of these forms can also be picked up at the Town Clerk's Office.

Fees for Recording Documents

$60 ($70 as of 7/1/2025*) for the first page plus $5 for each subsequent page or portion of a page of the same document.

Documents for recording must have an original signature.

If the document has MERS (Mortgage Electronic Registration Systems, Inc.) or DART as a Nominee, the fees are as given $159 ($160 as of 7/1/2025*) for the first page and $5 for each additional page. If the MERS/DART document is a Release or Assignment with MERS/DART as the Grantor, the fee is a flat $159 ($160 as of 7/1/2025*) (even if it is a multiple-page document).

*Please note that new fees must be paid for any document received by the Town Clerk on or after July 1, 2025. Documents with incorrect fees will be returned to sender.

Surcharges

  • $2 for each transfer of $2,000 or more reportable to the State.
  • $5 if the current mailing address of the grantee is not given.
  • $1 if the names of those executing, witnessing, and acknowledging are not typed or printed under their signatures.

Conveyance Tax

A Conveyance Tax is due to both the State of Connecticut and the Town of Cheshire on all property transactions:

State:

  • Residential Property and Unimproved Land:.75% of transaction price
  • Residential Dwelling over $800,000:.75% of $800,000 plus 1.25% of the additional amount of transaction price
  • Non-Residential except Unimproved Land: 1.25% of the transaction price

Local:

  • All Categories:.25% of the transaction price

Fees for Recording Maps

  • Map Filing: $20 each
  • Maps of Subdivisions of 3 or More Parcels: $30 each

Copies

  • Copies of Land Records: $1 per page, plus $2 fee for certification
  • Copies of Land Record Maps: small $5, large $7.50, section $1
  • Use of Battery-Powered Scanner: $20 per occasion
